The energy efficiency is a set of rules planned and carried out with the aim of reducing the amount of energy required to provide products and services.

It must be underlined that this efficiency doesn’t necessarily mean to save energy, since energy saving always means giving up on something and an efficient use of energy doesn’t change working and life conditions.

The energy certificate is a document which determines the energy class of a house or apartment and shows the specific energetic characteristics. It gives also informations about the energetic consumption and the overall status of the property with reference to the energy efficiency. It is valid for ten years.

There are 8 energy classes in which a property can be collocated according to the energy consumption: A+, A, B, C, D, E, F and G. The energy class is becoming an important factor at the moment of the calculation of the market value and has to be available to the buyer once that the trade contract has been concluded.

In case of property sale, from the 1stof January 2014 having an energy certificate has become compulsory, otherwise it is punishable with a fine from 5.000,00 to 30.000,00 kn. Even in case of lease, since 2016 this certificate is required, so we recommend you to do it as soon as possible.
